The purchase of commercial property is a venture that is often unique to the industry or the business of the buyer. Since there are a great many variations in building design, structure, materials and equipment not found in residential properties, the background and expertise of the commercial inspector becomes critical. Due to the size and variation of equipment found, a team of individuals expert in the different disciplines found in commercial property are often used to inspect larger properties in order to provide the buyer with a more complete and accurate report. Some of the unique characteristics of commercial buildings include: 

bulletElectrical needs are greater than residential and varied, often utilizing three phase power and at much higher voltages. Large transformers and switchgear are common. Complex controls for lighting, HVAC and energy management systems to name a few are also common.
bulletPlumbing is much more involved serving more occupants with a variety of different needs. With larger buildings, plumbing systems often serve more than simple potable water and waste needs but also heating and process needs.
bulletFire Suppression can involve different technologies based upon specific needs such as halon (although not manufactured since 1994, it is still in wide use and is typically used in computer rooms to protect sensitive electronic equipment), dry hand held extinguishers and various water based systems such as hose and overhead sprinkler systems. The type used and location of each must meet all applicable fire regulations. 
bulletHVAC and other mechanical trades are also unique, generally much larger and often utilizing cooling towers or energy efficient cold storage systems such as brine packs or cold water storage. Mechanical equipment not generally found in residential applications also includes equipment such as elevators and more. 
bulletRoofs, often flat, utilize technologies not normally found in residential applications. A familiarity with these roofing systems is necessary. 

It only stands to reason that with the complexity of the building and it's various systems and the investment capitol involved in purchasing commercial property, that great care should be taken in selecting the inspection service you elect to inspect your property.
